Ambergris Caye is a beautiful island off the cost of Belize. It is, in fact, part of the country of Belize and the word Caye means “Key” in their language, much like Key Largo in the United States. Anyone that has not heard the name of this oasis will be hearing it frequently over the next several years.

Ambergris Caye has Become the Next Island Paradise

People are coming from all-around to see this quaint little island and many are coming to settle in. That is why Ambergris Caye investment properties are the new thing to buy and have. One of the reasons that this is such a special place is the fact that modern technology is available in several large areas. There is Internet is many places that rivals the speed of modernized places.

Investment Options on Ambergris Caye

Ambergris Caye rental and investment properties can take a few basic forms. There is, of course, buying property for the resale value, which will be fertile over the next several years as the popularity of the area rises. There are still many, many places to build more houses and at the same time, the areas where they are currently built have many available.

Another option for investment property is the “buy to rent” scenario. This has a lot of earning potential and does come with a few expenses. There would be the need for a manager near the site to facilitate handling renters, but the profit should well exceed the expense.

Possibly the most profitable scenario is called “purchase to let” in the investment world. Technically that does mean the same thing as “buy to rent,” but in this case it means to rent over a period shorter than one month. The idea is to rent a house out by the week. Many times one week can yield the same amount as one month.

A normal rental investment property would yield about 18 percent over the monthly mortgage. That means that for a property that the investor is paying $1000 per month to the bank; they would be charging $1180 to a renter. While that is a good investment and once the mortgage is paid becomes even better, one can imagine charging a renter $800 for one week. That would mean that instead of $1180 per month, they would make $2400 per month versus the amount of the mortgage.

Most people at this point would approach the subject of the mortgage, stating that an Ambergris Caye property is going to cost more than $1000 per month and this may be correct. However, bear in mind that one of the largest condo communities on Ambergris Caye has a condo for sale for $99,000. With a 50 percent down payment that means you will be only mortgaging $45,000. Applying just half of the profits from each month of weekly rentals would have that paid off in no time.

Many times an advertisement would whisper at this point in a fast voice that these results are not typical of all people. That may or may not be true; the fact is that the numbers and scenarios are not impossible or even that hard to do. Most hotels suites in other areas can charge as much as $2500 per week for a room. That “suite” is a glorified hotel room with an extra room thrown on. Advertising a full one bedroom house for $800 per week in the island paradise of Ambergris Caye to compete with places like that is easy.

Ambergris Caye is a perfect place to begin putting together a strong investment portfolio in property. Those with the personality for it may even wish to invest in hotel properties in addition to houses. It is an ideal setting to make a lifetime worth of money in a short period of time and then to continue making that same money for years to come.
